Hello Jackson County Saints,

I watched a man by the name of Preston Smith who has helped me figure out the course of action I would like to take in dealing with our inflated, unfair, property tax assessments. The county has extended the deadline from July 10th to July 31 for people to appeal their assessments. Here is his email if you need to reach him directly but first watch the videos and look at we the people website to educate yourself first. He answered a lot of my questions on those two platforms.

WHAT TO TAKE TO THE INFORMAL ASSESSMENT DEPT MEETING AND BOE HEARING OFFICER:

1.	3 SALES COMPS FROM A REALTOR

2.	10-12 COLOR PHOTOS PRINTED OUT SHOWING REPAIRS THAT NEED TO BE MADE (IT IS IMPOSSIBLE TO GET WRITTEN QUOTES NOW FROM CONTRACTORS.)

3.	AN ABSOLUTE, CLEAR DOLLAR THAT IS THE ROCK-BOTTOM NUMBER THAT YOU WILL ACCEPT.

So here is the strategy that I would follow, if possible

1.	Still try to get an appointment with the Assessment Dept car dealers (let me ask my manager) You might get everything you want.

2.	File a BOE appeal by July 31st. If you can't meet with the Assessment Dept until August, and they schedule a BOE appeal before then, GO AHEAD AND MEET WITH THE BOE HEARING OFFICERS.

(I believe Tyler Technologies is going to staff the BOE Hearing officers, just as they have with the Assessment Dept. You might even get the same deal from the BOE hearing officers as you would the Assessment Dept. This might be why through this whole process it has been so confusing to try to keep these separate---because they really aren't separate after all.)

4.	Make sure you file for your Sunshine Request NOW. Don't wait for anything. You want that request out there pending that they can actually look up if you use it as an excuse for not meeting with the full BOE panel.

5.	And if the BOE Hearing officer wants to railroad you into the BOE panel as soon as you turn them down, DON'T DO IT. ASK FOR THE LATEST BOE HEARING DATES AS THEY WILL GIVE YOU.

TIPS FOR DEALING WITH THE BOE HEARING OFFICERS

1.	Get them to give you the actual sales comps that they are using in your appeal. Hang onto these and compare them when you get your Sunshine Request. (Do you think they are going to be the same comps?)

2.	Don't yield to their pressure.

3.	In 2019, there was a time where as soon as you finished with the BOE Hearing Officer, they brought you physically into to the BOE for an instant hearing. The hearing officer would say something to the effect, "We made a good and fair offer to him of $XXX,XXX, but he refused to take it."

4.	The idea is to immediately put you on the defensive and put you in a bad light with the BOE-you are the hard-headed fool who demands your "day in court."

5.	Here is how you should handle this: After you finish meeting with this Hearing Officer, you said, "I am still waiting for my Sunshine Request data to come, and I would like to schedule my time with the BOE as late as I possibly can."
