26 Acres In Town - Peaceful Country Feel
My wife and I are in the final stages of sub-dividing our land. When all is said and done the last parcel available will be at least 26 acres of mostly timber with several good building sites, two of which in non-timbered locations. The property is located at 110 South Powell Rd. in Independence, MO.
We are asking $399k for all 26 acres however we would rather lower our asking price to know that we could potentially have church members as our neighbors. We will consider all offers.
My wife and I have 5 children ranging from 2-12. We homeschool and truly have a desire to share the land the Lord blessed us with. Our kids enjoy all sorts of activities, atv riding, dirt-bike riding, enjoying their animals on the property, exploring 37 timbered acres of the 52 total. The property is surrounded by church members and we find that it has the peacefulness of the country but minutes from all amenities you may need. This is within the city limits.
There are no current utilities on site however the transformer box that feeds my property with electricity can be pulled from, making the cost significantly cheaper. We have friends that are building just south of us and will be bringing in water soon so access to water is a potential and natural gas has already been planned to be brought in from down the road. We are currently negotiating an installation price.
